The occupancy rate of a number of shopping malls have been declining due to the rise of eCommerce. Shoppers have been switching from shopping in the physical stores to shopping online. This phenomenon has triggered shopping mall landlords to develop different strategies. One of them is to increase the non-retail / non-restaurant tenants in their shopping malls.
Meanwhile, coworking has been a growing trend in today’s commercial real estate industry. Millennials have been enthusiastic about coworking spaces as it can be used as a location to network, a place to hold meetings, etc. At present, coworking spaces are normally found in the office buildings. However, in some countries (i.e. United States), there have been a tendency to include coworking tenants in the shopping malls.
Focusing on the situation of the shopping malls in Hong Kong, your supervisor asks you to carry out research about the possibility to include coworking tenants in the shopping malls in the future. Please provide detailed analysis to support your findings. Your findings should be supported by data. You can use various methods to obtain data (i.e. survey, secondary data,
etc.)

1. Introduction

2. Coworking tenants in other countries/cities
You will carry out research on the coworking tenants in the shopping malls in other countries/cities. Any tendency? If yes, why? If not, why?
3. Coworking tenants in Hong Kong
You will carry out research on whether there is a tendency to include coworking tenants in the shopping malls in Hong Kong. Any tendency? If yes, why? If not, why?
4. Analysis
You will analyse from different perspectives whether to include cowoking tenants in the shopping malls in Hong Kong.
5. Recommendations
Based on your analysis, you will provide recommendations whether or not to include coworking tenants in the shopping malls in Hong Kong. If including coworking tenants is appropriate, please propose how it can be implemented. If including coworking
tenants is inappropriate, please propose what kind of new tenants (non-retail / non restaurant) that is fit for the shopping malls in Hong Kong and how this new type of tenants may be implemented in Hong Kong shopping malls.
